UAE Property Investment & Golden Visa

Qualifying real estate investment can support an application for the UAE's 10-year renewable Golden Visa — one of the most consequential benefits of buying in Dubai.

The property route

How it works

Under the UAE government's published criteria, investors may qualify for a 10-year renewable residence visa through real estate investment of at least AED 2 million. Off-plan and financed purchases can qualify subject to conditions applied by the authorities at the time of application.

What the Golden Visa offers

  • 10-year renewable residency without a local sponsor
  • Sponsorship of spouse and children (and parents, in some cases)
  • No requirement to remain continuously in the UAE to keep it valid
  • A stable base for banking, business and family planning in the UAE

What to verify before you buy

  • The current minimum value and how it is assessed
  • Rules for mortgaged and off-plan properties at application time
  • Documentation, medical and Emirates ID steps for family members
